Association Formation

Resident Welfare Association (RWA) as per Societies Registration Act 1860

A Resident Welfare Association (RWA) is a non-government organization that represents the interest of people living in a community or a society in a city or suburban locality. The association is responsible for managing the day-to-day problems of the residents, organising events, managing facilities in the community, apartments and complexes, as well as safeguarding the rights of the unit holders of the society/association.

The first step to form an Resident Welfare Association, is to register all it members; in this case, it will be all the owners & co-owners of the plots at Skandagiri County.

Request all the owners & co-owners (as per the registered sales deed) of the plots at Skandagiri County, to register themselves in this website as the member for the Slandagiri County Community.

Association as per Karnataka Apartment Ownership Act 1972 (KAOA 1972)

As per section 10 of the KAOA 1972, apartment owners' associations can be registered as a cooperative society or as a company.

To form an association, in the State of Karnataka what is advisable is to execute a Deed of Declaration, register the same along with the Bye-Laws and submit a true copy of the same to the jurisdictional Registrar of Co-operative Societies as required under Section 11(2) of the Karnataka Apartment Ownership Act 1972.

Each unit of flat in a housing society has a vote. The quorum for the Meeting (simple majority of the existing Committee Members) varies from 6 members for the number of members of a society up to 100 and 10 for the number of members of a society up to 501 and above. A vote from at least 1/3rd members of the society is required for passing a resolution in a meeting.
